We are delighted to be partnering with a well-established and growing property investment company in the heart of Canary Wharf to recruit an experienced Head of Property. Our client manages a diverse and high-value portfolio spanning residential, commercial, hotel, and mixed-use assets and is seeking a commercially astute property leader to drive performance, maximise asset value, and oversee strategic portfolio management.

This is an outstanding opportunity for a senior property professional with extensive multi-sector real estate experience to join a dynamic organisation and play a key role in shaping the future of its property portfolio.

As Head of Property, you will take overall responsibility for the strategic direction, operational performance, regulatory compliance, and financial success of a varied real estate portfolio. You will work closely with senior stakeholders, investors, and operational teams to optimise asset performance, identify growth opportunities, and ensure best-in-class management across all property sectors.

Key Responsibilities

Strategic Portfolio Leadership

Develop and implement long-term asset management strategies across residential, commercial, hotel, and mixed-use assets.
Lead annual business planning, budgeting, forecasting, and valuation processes.
Identify value-enhancement opportunities including redevelopment, refurbishment, and repositioning initiatives.
Support acquisitions through underwriting, due diligence, and integration activities.

Asset Management & Portfolio Performance

Oversee internal property teams and external managing agents across all asset classes.
Establish and monitor KPIs, reporting frameworks, and performance dashboards.
Manage rental income performance, operating budgets, and capital expenditure programmes.
Ensure consistent operational, service, and brand standards throughout the portfolio.
Leasing & Occupancy Strategy
Develop and execute sector-specific leasing strategies.
Lead negotiations with key occupiers including anchor tenants, corporate clients, retail operators, and institutional lessees.
Drive residential occupancy performance through effective pricing, renewal, and void management strategies.

Capital Projects, Development & Compliance

Oversee capital investment programmes including commercial refurbishments, residential upgrades, and hotel improvement projects.
Manage mixed-use development phases, stakeholder coordination, and tenant handovers.
Ensure all projects are delivered to agreed quality, budget, and timescale expectations.
Lead on planning matters, licensing requirements, and regulatory compliance across the portfolio.
Oversee insurance programmes, policy placement, renewals, and claims management.

ESG, Risk & Governance

Drive the organisation’s ESG strategy across multiple asset types.
Ensure compliance with all relevant legislation including fire safety, health & safety, housing regulations, and licensing requirements.
Implement and maintain robust risk management frameworks across the portfolio.

Leadership & Stakeholder Engagement

Lead and develop multidisciplinary teams across property management, facilities management, leasing, and asset management functions.
Manage relationships with external consultants, managing agents, contractors, and specialist providers.
Present portfolio performance, investment strategies, and business updates to board members, investors, and lenders.

About You

MRICS qualified (essential).
Minimum 15 years’ experience managing multi-asset real estate portfolios.
Proven track record across commercial, residential, and mixed-use asset management.
Hotel asset management experience would be advantageous but is not essential.
Demonstrable experience leading and developing high-performing teams.
Experience within a privately owned business or family office environment would be highly beneficial.
Strong commercial acumen with the ability to balance strategic thinking and operational delivery.

Location: Docklands London
Salary: £110,000 – £130,000 DOE + Benefits
Working Pattern: Monday to Friday, 9:00am – 5:30pm | Hybrid (4 days office, 1 day WFH)
