Residential Property Manager
Location: South East London
Salary: £35,000 – £40,000 per annum (Dependent on Experience)
Hours: Monday to Friday, 9:00am – 6:00pm
The Opportunity
We are recruiting on behalf of a well-established and asset management company with a portfolio based in South East London/Kent Borders for an experienced Residential Property Manager.
This is an excellent opportunity for a highly organised and proactive individual to take responsibility for managing a diverse residential portfolio. The successful candidate will oversee the day-to-day management of properties, ensuring exceptional service delivery to landlords and tenants while maintaining full compliance with all relevant legislation.
The role combines office-based portfolio management with regular site inspections across South London and requires a confident professional who is capable of managing multiple priorities, building strong stakeholder relationships, and delivering a high standard of property management.
Key Responsibilities
Portfolio Management
- Manage a residential portfolio, ensuring the highest standards of service are consistently delivered.
- Oversee the complete tenancy lifecycle, including move-ins, renewals and move-outs.
- Prepare, issue and manage Assured Shorthold Tenancy Agreements (ASTs) and tenancy renewals.
- Ensure tenancy deposits are protected in accordance with current legislation.
- Act as the primary point of contact for landlords, tenants and contractors, maintaining professional and effective communication at all times.
Legal & Regulatory Compliance
- Prepare and serve statutory notices in accordance with the Housing Act 1988 and Housing Act 2004, including:
- Section 8 Notices
- Section 13 Notices
- Section 21 Notices
- Manage tenant disputes and complex tenancy matters, escalating where appropriate.
- Liaise with solicitors and attend court proceedings when required.
- Ensure the portfolio remains fully compliant with all statutory obligations, including:
- Gas Safety Certification
- Electrical Installation Condition Reports (EICR)
- Energy Performance Certificates (EPC)
- HMO and Selective Licensing
- Right to Rent requirements
- Monitor compliance deadlines and proactively arrange renewals to ensure continuous compliance.
- Maintain accurate and audit-ready property records.
Maintenance & Asset Management
- Coordinate reactive and planned maintenance across the portfolio.
- Work closely with the in-house maintenance team and approved contractors to ensure works are completed efficiently and to a high standard.
- Obtain competitive quotations and manage contractor performance to ensure value for money.
- Oversee refurbishment and capital improvement projects, carrying out site inspections where required.
- Develop and implement preventative maintenance programmes to minimise future repairs.
- Monitor maintenance expenditure and manage budgets effectively.
- Ensure all maintenance works comply with current health and safety legislation and landlord obligations.
- Maintain comprehensive records of maintenance activities, contractor invoices and associated costs.
What we need
- A minimum of three years’ experience in Residential Property Management or Block Management.
- A comprehensive understanding of residential lettings legislation and property compliance.
- Proven experience managing residential portfolios independently.
- Excellent organisational, communication and problem-solving skills.
- The ability to prioritise a demanding workload while maintaining exceptional attention to detail.
- Strong relationship management skills with landlords, tenants, contractors and legal professionals.
- Good knowledge of the South London residential property market.
