Block Manager or Senior Block Manager
We’re looking for an experienced Block Manager to join an established and growing property management business based in Hertfordshire. This is a great opportunity for someone who enjoys autonomy, responsibility and getting things done. You’ll be trusted to manage your own portfolio, organise your workload and build strong relationships with leaseholders, residents, contractors and on-site teams.

You’ll have responsibility for a portfolio of residential blocks, including both modern new-build developments and established/older properties.
Your role will include:
- Managing a residential block portfolio from day to day
- Managing service charges and budgets
- Preparing for and attending AGMs and resident meetings
- Building strong relationships with leaseholders and residents
- Handling leaseholder queries, communication and regular updates
- Managing contractors and maintenance issues
- Carrying out regular site visits and inspections
- Working closely with on-site teams
- Identifying and resolving issues proactively
- Managing your own workload, diary and priorities
- Ensuring properties are managed effectively and in line with relevant legislation
- Dealing with major works and wider property management matters where required
We’re ideally looking for someone with at least two years’ experience in residential block management who is confident managing their own portfolio.
You’ll ideally have:
- 2+ years’ experience in block/property management
- Experience managing both new-build and older residential blocks
- Strong knowledge of service charges
- Experience running and attending AGMs
- Excellent leaseholder and resident communication skills
- Strong organisational and time-management skills
- The confidence to manage contractors, residents and other stakeholders
- A proactive, solutions-focused approach
- The ability to work autonomously and take ownership of your portfolio
- IRPM or TPI qualifications are desirable, but not essential.
- If you have the experience but haven’t yet completed the relevant qualification, that’s absolutely fine. The business is happy to support you with professional qualifications and your ongoing development.
- Experience with tall buildings and the Building Safety Act would be a real advantage, but again, it isn’t essential

A salary of £45,000-£55,000, depending on experience
