Tenancy Progressor
Tenancy Progressor – South Kensington – £35,000-£40,000 DOE
My client, a London-based estate agency that are currently growing, specialising in residential lettings, property management and sales, are seeking an experienced Tenancy Progressor to join their South Kensington office.
You will take ownership of each tenancy from the point an offer is agreed through to successful move-in and handover to the Property Management team. This is a key role within the business, requiring someone who can independently manage a busy tenancy pipeline, ensure all compliance requirements are met and provide an excellent level of service to both landlords and tenants.
The successful candidate must have a minimum of 5 years’ residential lettings, property management or tenancy progression experience, with a strong understanding of the full tenancy process and current lettings compliance requirements. This is not an entry-level position.
Duties:
- Take ownership of tenancy files from offer agreed through to completion and move-in
- Review agreed offers and ensure all terms are accurately recorded
- Contact tenants immediately following offer acceptance and manage the progression process
- Obtain and review all required tenant and guarantor information and documentation
- Manage tenant and guarantor referencing through to completion
- Liaise with employers, previous landlords and referencing providers where required
- Complete Right to Rent checks
- Prepare tenancy agreements, ensuring all agreed terms are accurately reflected
- Ensure deposits and initial rental payments are received within the required timescales
- Coordinate deposit registration and Prescribed Information
- Arrange inventories, check-ins, keys and move-in arrangements
- Provide tenants with all required move-in documentation and information
- Ensure every tenancy file is fully compliant and complete prior to move-in
- Check EPCs, Gas Safety Certificates, EICRs, Right to Rent, deposit protection, Prescribed Information and How to Rent Guides
- Monitor smoke and carbon monoxide alarm requirements and relevant HMO, selective and additional licensing
- Act as the central point of contact for landlords and tenants throughout the progression process
- Provide regular updates and respond promptly and professionally to queries
- Proactively chase outstanding references, documentation, signatures and payments
- Identify potential delays and take action to ensure tenancy start dates are met
- Maintain a high level of organisation and attention to detail across a busy tenancy pipeline
Skills, Knowledge and Experience
- Minimum 5 years’ experience within residential lettings, property management or tenancy progression
- Previous experience progressing tenancy files from offer agreed through to move-in
- Excellent knowledge of residential lettings compliance and current requirements
- Excellent organisational skills
- Exceptional attention to detail
- Strong written and verbal communication skills
- Ability to manage multiple tenancy files and move-in dates simultaneously
- Proactive, tenacious and solutions-focused approach
- Ability to work effectively under pressure and meet strict deadlines
- Good IT skills and experience using property CRM or management systems
- ARLA Propertymark qualifications are desirable but not essential
Working Hours: Monday to Friday, 9am to 6pm
Salary: £35,000-£40,000 per annum, depending on experience
