Maintenance Operations Manager
We are delighted to be partnering with a well-established and growing global property investment company in the heart of Canary Wharf to recruit a Maintenance Operations Manager. Our client manages a diverse and high value portfolio spanning residential, commercial, hotel and mixed-use assets which the business is responsible for maintaining, repairing and refurbishing. This role will work closely with the maintenance and commercial teams to ensure smooth operations.
Key Responsibilities
Organising internal and external contractors.
Inspections/checks of vacant and occupied buildings.
Assisting with the daily operations of a building, ensuring compliance with health and safety regulations, and maintaining building standards.
Dealing directly with the procurement team for project materials.
Communicating with leaseholders/tenants, service providers, and other maintenance teams/landlords to ensure effective operations.
Preparing reports on project performance.
Providing operational support to the commercial team, including assisting with tenders and pre-tender meetings.
Monitoring budgets, preparing reports on expenditure.
Reviewing of FRA’s and implementing the required changes. Carrying out fire safety checks regularly across the portfolio.
Reviewing and understanding of ‘as built’ plans.
Investigating leaks and general issues.
Updating Asbestos register.
Delivering of RAMS and method statements (Risk Assessments).
Good understanding of Heating, ventilation, and air conditioning (HVAC). Plumbing and drainage. Electrical wiring, lighting, and power distribution. Fire alarms and security systems. Building management systems (BMS). Fire door inspections.
Monitor key performance indicators (KPIs) to assess operational performance.
Implementing Planned Preventative Maintenance (PPM’s).
Skills and experience
Strong team player with excellent communication skills.
Knowledge of construction materials, tools and equipment.
Must have at least 5 years’ previous experience as a Facilities Manager or project manager with a Commercial background.
Time management skills.
Problem-solving and abilities to support the teams.
Qualifications
CSCS Card Manager/supervisors – Red, Black or Gold required.
Minimum of IOSH, ROSPA or NEBOSH Certificate.
First Aid at work.
Construction or Facilities NVQ or diploma.
Construction Project Management Qualification
Package
Full time office/site based, 40 hours per week.
Mon-Fri (8am to 5pm). Overtime and weekend work may be required.
£50,000 – £65,000 DOE
